All ten of the sales were in Canberra’s inner south, with Forrest and Red Hill unsurprisingly dominating the list.

Luxury selling agent Mario Sanfrancesco from Blackshaw Manuka took out the top sale with former Home Affairs boss Mike Pezzullo’s house, as well as six more of the top ten sales.

“What’s remarkable is that seven of those big sales were in the second half of the year,” Mr Sanfrancesco said.

“It’s hard to pinpoint exactly why, but the election, interest rates and general confidence would have played roles.”

Mr Sanfrancesco said he expected the big sales to continue into the new year.

“I think there’s little doubt we will push through the $10 million barrier in 2026,” he said.

“But don’t be surprised if it goes much higher. I have been invited to view some very special homes and, I suspect if they come to market, we could see prices in the $15 million-$20 million band.”

1.  Mike Pezzullo’s House, Red Hill

Mr Pezzullo and his wife Lynne bought the property in 2011 for $1.95 million. They knocked down the existing dwelling and built the palatial five-bedroom home, moving into the property in 2015.

The two-storey house is built around a central courtyard and features marble floors, a spiral staircase and five bedrooms all with en suites.

The luxury only continued outside, with a pool, tennis court and multiple fountains.

2. 15 Tasmania Circle, Forrest

With two kitchens, a 10-person spa, meditation pond and views of Parliament House, 15 Tasmania Circle was not short on luxury.

Canberra-based architect Brian Foskett designed the house to align with the Blandfordia architecture of the area.

4. 14 Tennyson Crescent, Forrest

The first of two houses on Tennyson Crescent to make this list, “Waterford” is surrounded by formal gardens and ivy-covered walls.

A fountain imported from Europe greets visitors to the estate, and welcomes them in to a home filled with antique chandeliers and raw silk drapery.

5. 83 Mugga Way, Red Hill

This luxury family home was designed with entertaining in mind: the kitchen has four ovens, and the dining room can host up to 40 people for a sit-down dinner.

Outside, a studio, rainfall shower and outdoor sink are built around the centerpiece pool and spa.

The house itself boasts four living areas, a music room, study and wine room, while the gardens offer multiple entertainer’s courtyards throughout the formal gardens.

A dual-sided vanity, sunken bath and oversized shower complete the marble-walled bathroom off the main bedroom.

6. 8 Penrhyn Street, Red Hill

With bespoke joinery, hardwood floors and temperature-controlled wine room, this home on one of Canberra’s ritziest streets sold at auction for $5 million in November.

All four bedrooms have built-robes, with the main bedroom including a large walk-in robe and en suite with Carrara marble.

7. 18 Tennyson Crescent, Forrest

At the time of its listing, Mr Sanfrancesco said the home offered charm and a welcoming feel.

“You can absolutely sense it, but the appeal is in how well the home has adapted to modern needs while still retaining its old-world charm,” he said.

Period features such as French windows and plantation shutters help keep the old charm safe, while underfloor heating and modern appliances offer the best of contemporary living.

8. 74 Jansz Crescent, Griffith

With floor-to-ceiling windows, an oversized walk-in robe and modern bathrooms and kitchen, the house sold for $4.85 million in March this year.

9. 122 Empire Circuit, Yarralumla

Since 2019 it had been rented out to people connected to the church.

Surrounded by more than 40 embassies and high commissions, the property appealed to home owners, developers and religious groups.

“We’ve had a number of representatives of buyers reach out saying there has not been a lot of stock of this nature offered,” Matt Winter of Colliers said at the time of the listing.

10. 18 Denman Street, Yarralumla

The house had never been lived in when it was sold, because the sellers, who had built it, decided to sell it due to long construction times.

Like 122 Empire Circuit, 18 Denman Street is surrounded by embassies, and did attract interest from the industry.

But Mr Sanfrancesco said the layout was not quite right for that type of use, and instead lent itself to being a family home.
